What youll do We are seeking a highly experienced and motivated Places Site Manager Leader to join our team. This role is pivotal in ensuring our workplace environments support the needs of our diverse and rapidly growing global workforce. This is a unique opportunity to lead workplace operations for a region of Intuits real estate portfolio. This role involves end-to-end maintaining and creating a work environment that promotes productivity, engagement, company culture, and well-being for our employees around the world. The ideal candidate will be an individual that thrives in a fast-paced, dynamic environment with a proven track record in workplace operations, facilities management, executive and employee experience. What you'll bring- Bachelor's degree in Facilities Management, Hospitality management, Business Administration, or a related eld.
- Minimum of 5 years of experience in workplace operations or facilities management, or hospitality management.
- Proven experience managing workplace operations in a fast-paced, high-growth tech environment
- Strong leadership, strategic planning, and project management skills
- Excellent communication and interpersonal abilities
- Ability to thrive in a fast-paced, dynamic environment and manage multiple priorities
- Ability to travel internationally as required
- Develop and implement a workplace operations strategy for your assigned portfolio aligned with the global workplace vision and goals, applying a Day 1 mindset to identify and explore new opportunities to optimize the employee experience and create efciencies
- Lead and manage a team of vendor partners across your assigned portfolio in delivery over all operations.
- Own and deliver end-to-end onsite workplace operations and maintenance of all company facilities within the assigned portfolio, ensuring they meet high standards of safety, functionality, and aesthetics.
- Lead onsite operations of events, food service/catering, alternative commute/transportation, shipping/receiving, tness, regional services, etc - ensuring alignment with global standards set in collaboration with global workplace program managers
- Develop and maintain standard operating procedures for facility maintenance, safety, and emergency response including business continuity plans for all facilities globally in partnership with the business and security continuity plans.
- Support the development and maintaining a rich database of workplace information and benchmarking for constant reference and guidance in decision making with a mindset of constantly seeking opportunities for best & leading industry practice
- Foster, lead and create a positive and productive work environment that enhances employee satisfaction and engagement on assigned portfolio, empowering your team to own local culture in the ofces they manage.
- Support and execute a hospitality-oriented, forward-thinking, data-driven workplace operations focused on enabling the success of the individuals and teams who utilize our spaces.
- Ensuring that the workplace reects our company culture in collaboration with HR, benets and other workplace programs to ensure programs and initiatives that support employee well-being create onsite engagement and enhance company culture through workplace activations.
- Analyze and optimize space utilization in partnership with space & occupancy to meet the evolving needs of the company.
- Implement best practices for space utilization, ofce layout, and facility services
- In partnership with space & occupancy, plan and oversee ofce relocations, expansions, and redesigns to support business growth.
- Work closely with internal teams such as real estate, design & constructions, IT/AV, security, EHS, nance, and workplace programs to align operational efforts with overall company objectives.
- Lead in business strategy with storytelling skills and be able to build effective business cases
- Provide regular updates to leadership on operations, risks, and potential strategic opportunities
- Partner with local business leaders on business growth plans and workplace requirements as well as at the operational level regarding delivery of services and programs to ensure a positive workplace & facilities experience.
- Own end-to-end process for onsite stakeholder communication and engagement to ensure effective operational management and workplace experience.
- Drive and partner with engineering regarding sustainability initiatives to reduce the environmental impact of our workplaces.
- Explore and implement innovative technologies and solutions to improve workplace efciency and effectiveness.
- Develop and manage the workplace operating budgets, forecasts and ensuring cost-effective solutions without compromising quality for the assigned portfolio
- Own and develop detailed plans for service implementations or changes that impact the budget.
- Own the annual capital planning strategy for assigned portfolio to address appropriate investment in preventative maintenance, including continuous evaluation of asset lifecycle costs & payback
- Establish, own and maintain strong relationships with external partners, including contractors, suppliers, and regulatory bodies.
- Negotiate contracts and manage vendor performance to ensure delivery of high-quality services and materials.
- Manage SLAs, SOPs, and objectives for improving team performance and KPIs for vendor performance management.
- Support QBRs and vendor scorecards ratings to efciently manage vendors and report up to management on performance and accomplishments.
- Lead outsourced vendor partner (contractor)operations & strategy for assigned portfolio, support development and set SLAs, maintain and validate that they are met and managed against the desired outcomes
