POSITION OVERVIEW

Project Managers (PM) will work in collaboration with our Superintendents, Head of Construction, and Support Staff.

The PM will be responsible for the successful day-to-day and overall operations of projects, including but not limited to, primary oversight of all construction activities on site, including the coordination, oversight, and management of subcontractors, vendors and Rayco field employees. In addition, the PM will assist Superintendent and Head of Construction with client contact, communication, and relationships.

Responsibilities include but are not limited to:

Represent Rayco as Client Account Manager

  • Build a strong connection and relationship with clients from your first job walk through close out - so they see you as credible, confident, and trustworthy.
  • Listen for client expectations and concerns (HOA Board, Property Managers, and community residents) - ensuring they feel heard and receive immediate response
  • Ensure client communications are clear and consistent throughout the job - capturing commitments in writing and communicating immediately after scope, project approach, or resolution has been reached
  • Follow Rayco’s high quality standards, making sure work is performed well by all crew members
  • Be proactive vs. reactive - when you see an issue on the job, raise it, take accountability and come with solutions

Steward Production approach, budgets and plans

  • Proactively outline and share approach, budget and plans to deliver against a reconstruction project or projects
  • Be accountable for the project budget, cost control and project profitability across your active projects
  • Coordinate with and document project progress and reports with Head of Construction
  • Immediately report any changes to scope or staffing and update costs/timelines, then report to client via change order and make budget updates
  • Collect payments/A/R from clients - ensuring that they pay within the expected timeframes; giving advance notice of any collections action
  • Report project status/progress daily in PM software - with updates on construction, budgets, staffing and project risks
  • Make weekly updates to client on status - prior week status, upcoming week plans and open items

Oversee complex Construction projects E2E

  • Serve as technical expert when Sales requests you to attend critical pitches - high revenue, high impact prospective clients
  • Be well versed and align on the pre-construction estimates and vendor selection, approving scope as production-ready before starting the job
  • Review and approve job requirements and contracts
    • Review and approve product submittals before executing the tasks outlined
    • Initial review of sub-contracts before Director of Construction reviews
    • Ensure change orders are executed prior to work being performed
  • Oversee all subcontractors, vendors, project coordinators and Rayco field employees on a job site and across job sites for your active projects
    • Ensure team has clear prioritization, project schedules, budget and expectations across your portfolio of active projects
    • Ensure that the team is equipped with the information, resources and tools they need to complete a job on time, on budget and to quality standard
    • Ensure that all workers on site are performing to the highest standards - keeping track of all documentation and workforce reporting requirements (eg clocking in/out)
  • Manage materials and inventory on every job - order materials, coordinate deliveries, and submit and track records of all purchases
  • Monitor job safety, security and cleanliness and report any issues, delays, accidents or incidents immediately to HR and Head of Construction
    • Serve as the emergency on-site contact for emergencies or requests of client or Rayco leadership
    • Supervise site safety reviews for each project within your active projects
    • Ensure weekly tailgate meetings with all on site staff are happening weekly
  • Make sure to follow the Close Out SOP on all jobs to ensure a smooth process and great client experience

Role model and reinforce the Pre-Construction & Construction SOP’s

  • Know all SOP’s for Pre-Construction and Construction - with detailed requirements per job
  • Ensure process adherence (results/job site inspection) - hitting time, cost and quality requirements - towards meeting job/client expectations on all jobs across your active projects
  • Assist with onboarding and training of new employees and sub-contractors
  • Serve as a mentor/coach for other PM’s and Supers on how to follow process requirements and problem solve on the job

Requirements:

The ideal candidate should possess the following skills/experience:

  • 5-7 years of hands-on general construction experience, preferably in multi-family dwelling reconstruction
  • Highly knowledgeable in the various construction trades, practices, regulations and safety compliance
  • Excellent and articulate communication skills, with a proficiency in Microsoft Office programs (Word, Excel, Outlook, Adobe)
  • Preferably bi-lingual but not required (English/Spanish)
  • Maintains a personable, approachable, friendly demeanor with all associates, clients, and colleagues.
  • Maintains a clean, professional, personal appearance
  • Very responsive and able to multi-task or make changes based on the day-to-day needs of the project
  • Excellent problem solving and critical thinking ability
  • Able to read, interpret, comprehend architectural/engineered plans and make necessary recommendations or corrections
  • Reliable transportation (preferably a truck) and a clean driving background
