Construction Project Manager (Custom Homes)
Summary
Our client is a leading custom home general contractor in the San Diego, CA area. They are in need of a Custom Home Project Manager, who will be responsible for overseeing the day-to-day operations of our client's building projects, ensuring they are completed on time, within budget, and to the highest quality standards. You will manage construction activities on-site, coordinate with subcontractors and suppliers, and ensure compliance with all building codes and safety regulations. The ideal candidate will have extensive experience in custom home construction, strong leadership skills, and a keen eye for detail.
Duties & Responsibilities
- Project Oversight:
- Supervise and manage all on-site construction activities for custom home projects.
- Ensure that projects are completed according to design specifications, quality standards, and client expectations.
- Coordinate and schedule subcontractors, suppliers, and labor to ensure timely completion of tasks.
- Quality Control and Assurance:
- Conduct regular inspections of work in progress to ensure adherence to design specifications and quality standards.
- Identify and address any issues or deficiencies promptly, ensuring high-quality craftsmanship.
- Implement quality control measures and maintain a focus on delivering a superior finished product.
- Scheduling and Coordination:
- Develop and maintain detailed construction schedules, ensuring that all phases of construction are completed on time.
- Coordinate with architects, engineers, and designers to ensure seamless project execution.
- Communicate regularly with clients, providing updates on project progress and addressing any concerns or changes.
- Budget and Cost Management:
- Monitor project expenses and ensure adherence to budgetary constraints.
- Review and approve invoices, change orders, and purchase orders.
- Identify cost-saving opportunities and implement value engineering strategies without compromising quality.
- Safety Management:
- Promote and enforce a strong safety culture on the construction site.
- Ensure compliance with all safety regulations and standards, conducting safety meetings and inspections as needed.
- Address and rectify any safety hazards or violations promptly.
- Subcontractor and Supplier Management:
- Select, hire, and manage subcontractors and suppliers, ensuring they meet project requirements and quality standards.
- Negotiate contracts and pricing with subcontractors and suppliers.
- Resolve any disputes or issues with subcontractors and suppliers to maintain project continuity.
- Documentation and Reporting:
- Maintain accurate and up-to-date project documentation, including daily logs, progress reports, and change orders.
- Prepare and submit regular reports on project status, including schedules, budgets, and quality metrics.
- Document any changes or modifications to project plans and ensure proper communication with all stakeholders.
- Client Interaction:
- Serve as the primary point of contact for clients, providing regular updates and addressing any concerns or requests.
- Ensure that client expectations are met or exceeded throughout the construction process.
- Conduct final walk-throughs with clients, addressing any punch list items and ensuring client satisfaction.
Qualifications & Requirements
- Bachelor's degree in Construction Management, Civil Engineering, or related field preferred.
- Proven experience as a Construction Superintendent in custom home building.
- Strong knowledge of construction methods, materials, building codes, and industry standards.
- Excellent leadership and organizational skills, with the ability to manage multiple projects and priorities simultaneously.
- Proficiency in construction management software and tools.
- Strong communication and interpersonal skills, with the ability to interact professionally with clients, subcontractors, and project teams.
- Detail-oriented approach with a focus on quality and craftsmanship.
- Problem-solving mindset with a proactive approach to identifying and addressing construction challenges.
- Valid driver’s license and reliable transportation.
