Project Manager
Position Summary
The Project Manager owns the full lifecycle of active projects from contract execution through final closeout. This role is accountable for project financial performance, schedule, subcontractor coordination, client communication, and documentation discipline. The project mix is primarily residential remodels, additions, ADUs, and Habitat for Humanity projects, with select commercial and public works work. The PM must be equally comfortable on a $50,000 residential remodel and a $500,000 public works or commercial job â and must understand the operational differences between the two.Core RequirementsÂ
The Three Pillars: Scope, Time, Cost
The PM must demonstrate mastery of the three core pillars of project management â scope, time, and cost â on every active project, every week.Financial Literacy and Budget Ownership
- Must understand and speak fluently about project gross margin. Â
- Owns project budget, cost-to-complete forecasting, and variance analysis.
- Uses cost codes correctly for expense allocation and tracks committed vs. actual spend.
- Manages change orders â pricing, negotiation, documentation, and execution â without letting scope creep go unbilled.

Scope and Schedule Management
- Understands critical path method and can articulate schedule status in critical-path terms .
- Develops and maintains baseline project schedules using Gantt methodology.
- Anticipates schedule risks and drives recovery plans .
Reporting and Communication
- Produces and delivers a weekly project report. Report includes labor spend, subcontractor status, committed costs, actuals vs. budget, schedule status, and client-facing issues.
- Communicates proactively with clients â responds to questions same business day, escalates issues early.
- Interfaces professionally with architects, engineers, inspectors, and owner representatives.
Key Responsibilities
Subcontractor and Vendor Management
- Executes and administers subcontracts using subcontract templates and riders.
- Verifies subcontractor COIs, licenses, and â for public works â DIR registration before site mobilization.
- Reviews and approves subcontractor pay applications.
- Enforces scope, schedule, and quality performance; issues notices when necessary.
Documentation and Risk
- Reads and interprets contract documents, plans, and specifications.
- Issues and logs RFIs, submittals, and change order requests with supporting documentation.
- Maintains daily project logs and documentation .
Public Works Support
- Familiarity with California prevailing wage requirements and DIR-based certified payroll is preferred.
- Able to read and comply with public works contract general conditions.
Required Qualifications
- Minimum 3 years of construction project management experience, ideally from a small-to-mid- size general contractor.
- Demonstrated ability to answer basic construction and plans-reading questions .

- Proven track record of managing project budgets with a clear understanding of gross margin and cost codes.
- Proficient in reading architectural, structural, and MEP drawings.
- Working proficiency with construction management software (Buildertrend, Procore, or similar), Microsoft Office, and Google Workspace.
- Valid California driver's license and insurable driving record.
- Must pass pre-employment background check.
Preferred Qualifications
- Licensed California general contractor (B-classification) â current or prior CSLB license.
- Experience from a small shop (under 50 employees).
- MEP trade background or comparable hands-on construction experience.
- Experience with California public works projects, prevailing wage, and DIR compliance.
- Experience with Habitat for Humanity, residential remodel, or ADU work.
- Bilingual (English / Spanish).
