Maintenance Supervisor-Property
Job Summary
We are seeking a Maintenance Supervisor-Property for a direct hire opportunity in San Ramon, CA. This role is ideal for a hands-on maintenance leader who takes pride in keeping residential or commercial properties safe, attractive, efficient, and well maintained. The Maintenance Supervisor-Property will oversee daily maintenance operations, support maintenance technicians, coordinate vendor work, and partner closely with property management teams to deliver dependable service to residents, tenants, and stakeholders. Key Responsibilities - Supervise daily property maintenance operations, including service requests, repairs, inspections, preventive maintenance, and project follow-up.- Lead, support, and mentor maintenance technicians while promoting safe work practices, quality standards, and timely completion of assignments.
- Coordinate with property management teams to prioritize work orders, communicate repair status, and support resident or tenant satisfaction.
- Inspect buildings, grounds, equipment, and common areas to identify maintenance needs, safety concerns, and improvement opportunities.
- Schedule, monitor, and evaluate vendor and contractor work to ensure services are completed accurately, safely, and within expectations.
- Maintain maintenance records, inventory controls, compliance documentation, and clear communication regarding property conditions and operational needs. Compensation and Benefits - Salary range: $90,000 to $95,000 per year.

Required Qualifications and Skills
- Oversee day-to-day building maintenance operations for residential or commercial properties.- Manage work orders, preventive maintenance schedules, repairs, inspections, and maintenance projects.
- Lead maintenance team members and coordinate vendor or contractor services.
- Partner with property management to support operational standards, safety, and customer satisfaction. - 3 to 5 years of property maintenance, facilities maintenance, or building operations experience.
- Prior supervisory, lead technician, or maintenance team leadership experience.
- Strong hands-on knowledge of general maintenance, including plumbing, electrical, HVAC, carpentry, painting, appliance repair, and building systems.
- Ability to troubleshoot maintenance issues, prioritize work orders, and ensure timely, high-quality completion of repairs.
- Experience coordinating vendors, reviewing completed work, and supporting cost-effective maintenance operations.
- Strong communication, organization, problem-solving, and customer service skills.
- Commitment to workplace safety, compliance standards, and professional maintenance practices. Preferred Qualifications - Experience in residential property management, multifamily housing, commercial property maintenance, or similar real estate environments.
- Familiarity with property management work order systems or maintenance tracking software.
- HVAC, EPA, CPO, electrical, plumbing, or other relevant trade certifications.
- Experience supporting inspections, turns, capital projects, preventive maintenance programs, or emergency maintenance response.
