Job Summary Â
The Maintenance Technician is responsible for performing a wide range of building maintenance and repair tasks to ensure the proper functioning and upkeep of facilities. This role requires versatility in handling various aspects of building maintenance, including interior repairs, lighting systems, plumbing, and equipment maintenance. Â

KEY RESPONSIBILITIES:Â
  • Perform routine preventive maintenance on buildings, equipment, and systemsÂ
  • Diagnose and repair mechanical, electrical, and plumbing issuesÂ
  • Respond promptly to maintenance requests and emergency situationsÂ
  • Conduct regular inspections of premises and equipmentÂ
  • Perform general carpentry, painting, and minor construction tasksÂ
  • Hang pictures, install keyboard trays, repair office furniture systems, etc.Â
  • Painting, locksmith work, tenant services requests, etc., and general maintenance.Â
  • Assist with HVAC systems maintenance and repairsÂ
  • Move office furniture, machinery, equipment, and other materials, as requestedÂ
  • Perform assigned facility inspections and due diligence efforts; report on as-found conditionsÂ
  • Ensure compliance with safety regulations and building codesÂ
  • Manage inventory of maintenance supplies and toolsÂ
  • Maintain accurate records of maintenance activities and repairsÂ
  • Collaborate with other departments to coordinate maintenance schedulesÂ
  • Recognize danger and safety hazards; propose methods to eliminate themÂ
  • Record equipment readings, setting, and status changes and noteworthy operational occurrences in appropriate log books  Â

GENERAL MAINTENANCE:Â
  • Painting and sweeping of mechanical and equipment roomsÂ
  • Maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areasÂ
  • Maintaining order in tool room and workshopÂ
  • Recording electrical and water meter readings.  Â
  • Writing, managing, executing, and/or supervising any client required Change RequestsÂ

Qualifications Â
  • High school diploma or GED equivalentÂ
  • Completion of an applicable technical training program, desirableÂ
  • Minimum of 3 years of applicable working experience in general building repair and maintenance or construction
  • Knowledge of building systems, including electrical, plumbing, and HVACÂ
  • Proficiency in using various hand and power toolsÂ
  • Strong customer service skillsÂ
Preferred Qualifications Â
  • Certifications in specific trade areas (e.g., HVAC, electrical)Â
  • Experience with building automation systemsÂ
  • Knowledge of energy conservation practicesÂ
  • Trade school education, union training, military service or college is desirableÂ
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)Â

 Physical Work Abilities and Requirements Â
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:Â
  • Lifting a maximum of 50 lbs.Â
  • Using ladders up to 30 ft and working from heights.Â
  • Climbing a ladder while carrying a tool bag weighing approximately 20 lbs.Â
