- Manage and supervise maintenance staff, including scheduling, performance oversight, training, and day to day direction
- Develop, implement, and manage a proactive preventive maintenance program across all properties
- Conduct regular property inspections and coordinate timely resolution of deficiencies
- Oversee and manage relationships with outside contractors, vendors, and service providers; obtain bids, review scopes of work, and ensure quality and compliance
- Respond to and prioritize work orders and tenant service requests in a timely and professional manner
- Maintain accurate records of all maintenance activity, work orders, inspections, and vendor contracts
- Assist with budgeting for maintenance operations and capital improvement projects
- Ensure compliance with all applicable safety codes, regulations, and company policies
- Support due diligence and value add improvement projects as needed
- Minimum 5 years of experience in commercial or industrial facilities maintenance, with at least 2 years in a supervisory or management role
- Working knowledge of building systems including HVAC, plumbing, electrical, and general construction
- Experience managing contractors, obtaining bids, and overseeing third party vendors
- Strong organizational skills with the ability to manage multiple priorities across multiple sites
- Proficiency with work order management systems and basic computer skills
- Valid California driver's license with a clean driving record
- OSHA 10 or 30 certification preferred; willingness to obtain upon hire considered
- Experience in waste management, industrial, or heavy use facility environments is a plus
- Strong communication skills and a team first approach
- This role requires the ability to walk properties regularly, lift equipment up to 50 lbs, and work in varying indoor and outdoor conditions.
