Superintendent (commercial construction)
Summary
Our client is a full-service commercial construction general contractor working on high-quality commercial and residential projects across Southern California — is seeking an experienced Construction Superintendent to lead Tenant Improvement (TI) and Ground-Up projects in Beverly Hills, CA. The Superintendent will be the on-site leader responsible for delivering projects safely, on schedule, within budget, and to the highest standards of quality and client satisfaction.
Duties & Responsibilities
- Lead and manage all daily on-site activities for Tenant Improvement and Ground-Up commercial projects (planning, sequence of work, crew and subcontractor coordination).
- Implement and enforce safety programs and site rules (ensuring compliance with OSHA and company safety standards).
- Maintain and drive project schedule — identify critical path activities, coordinate trades, and proactively resolve schedule conflicts.
- Oversee quality control: inspect workmanship, verify compliance with contract documents, and enforce company quality standards through punch lists and turnover procedures.
- Coordinate with Project Managers, Estimators, Architects, clients and subcontractors; attend and lead site meetings and provide clear, timely field reporting.
- Manage site documentation: daily reports, RFIs, submittals, change documentation, logs, and as-built documentation (Procore or equivalent experience preferred).
- Control field costs by monitoring labor productivity, materials, and subcontractor performance; identify and escalate budget risks.
- Ensure timely and professional turnover to the client, including coordination of commissioning, inspections, and final closeout.
Qualifications & Requirements
- Experience: Minimum 5+ years as a Superintendent on commercial construction projects with demonstrated experience on Tenant Improvements (TIs) and Ground-Up builds. Experience in high-end/commercial interiors is strongly preferred.
- Technical skills: Strong ability to read and interpret plans, specifications, and construction details. Proficient in construction scheduling (critical path logic), basic cost tracking, and subcontractor coordination.
- Safety / certifications: OSHA 30 or equivalent preferred; valid California driver’s license; First Aid/CPR a plus.
- Software / systems: Familiarity with Procore, PlanGrid, Bluebeam, or similar construction management tools preferred. Comfort with standard MS Office (Excel/Outlook) for reporting.
- Communication & leadership: Proven leadership and team management skills; excellent verbal and written communication; client-facing professionalism.
- Physical / logistical: Able to work on active construction sites (climbing, walking, lifting as needed), flexible schedule when required by project milestones.
- Education: High school diploma or equivalent required; Associate’s/Bachelor’s in Construction Management or related field preferred but not required if candidate has strong field experience. Formal craft/journeyman background is a plus.
