Maintenance Manager
Position Summary
The Maintenance Manager leads portfolio-wide maintenance operations for F&F’s multifamily properties. This role is accountable for resident service, asset preservation, regulatory compliance, cost control, and the development of a high-performing maintenance team. The Maintenance Manager sets standards, prioritizes work across the portfolio, manages vendors and major repairs, and ensures work orders, preventative maintenance, and turns are executed safely, efficiently, and consistently.
Core Responsibilities
- Oversee hiring, onboarding, coaching, performance, and retention of maintenance staff and coordinator.
- Develop policies, quality standards, preventative maintenance, safety programs, and training.
- Prioritize and allocate resources across 47 properties balancing urgent and planned work.
- Manage vendor selection, contracts, quality control, and dispute resolution.
- Control maintenance budgets, track spending, approve expenses, and recommend capital repairs.
- Ensure OSHA, EPA, building codes, and fair housing compliance; maintain documentation and incident response.
- Monitor work orders, inspections, emergency response, and provide updates with data analysis to leadership.
- Direct and train technicians, set performance standards, conduct evaluations, and support recruitment.
- Determine in-house vs. outsourced work, manage bids, vendor relations, purchase approvals, and equipment safety.
- Track key metrics, analyze trends to reduce repeat work, improve maintenance efficiency, and develop SOPs and training.
- Frequent travel, walking, standing, climbing, lifting up to 50 lbs, and use of office and maintenance tools safely.
- Collaborate with Property Managers, Leasing, Accounting, HR, vendors, contractors, and service providers.
- Approve work prioritization, vendor selection, purchases within limits, and emergency repairs with timely leadership notification.
Requirements
Qualifications
- 5+ years of multifamily maintenance experience, including at least 2 years in a supervisory/lead role (portfolio experience preferred).
- Strong knowledge of building systems, turns, preventative maintenance, and resident service best practices.
- Demonstrated ability to lead teams, manage vendors, and control budgets across multiple properties.
- Comfort with work order/property management systems; strong Microsoft Office/Google Workspace skills.
- Valid driver’s license and ability to travel between properties; ability to respond to emergencies as needed.
Preferred
- HVAC/EPA certification, CPO, or other relevant trade certifications (as applicable).
- Bilingual (English/Spanish) a plus.
