Operations Manager-Commercial Prop
Job Summary
We are seeking an experienced Operations Manager, Commercial Property for a direct hire opportunity in San Jose, CA. This role is responsible for leading the operational performance of commercial real estate assets, including building systems, vendor performance, operating expenses, capital projects, safety standards, and regulatory compliance. This opportunity is ideal for a commercial property operations professional who enjoys both strategic planning and hands-on leadership. The Operations Manager, Commercial Property will work closely with Property Management, Asset Management, Leasing, Accounting, and Ownership, offering strong cross-functional visibility and the ability to directly influence asset performance, tenant satisfaction, and long-term property value. Key Responsibilities - Lead daily property operations, including building systems, maintenance programs, service delivery, and overall physical asset performance.- Manage vendor relationships, service contracts, performance expectations, and compliance with operational standards.
- Oversee operating expenses, support annual budget planning, identify cost-saving opportunities, and maintain financial discipline.
- Coordinate capital improvement projects, repairs, inspections, and operational initiatives with internal teams and external partners.
- Ensure compliance with applicable regulations, safety requirements, building standards, and company procedures.
- Partner with Property Management, Leasing, Accounting, Asset Management, and Ownership to support tenant satisfaction and property performance. Compensation and Benefits - Salary range: $140,000 to $170,000 per year.

Required Qualifications and Skills
- Lead commercial property operations, maintenance programs, vendor performance, and building service delivery.- Manage operating expenses, budget support, cost controls, and financial performance related to property operations.
- Coordinate capital projects, repairs, compliance initiatives, and operational improvements.
- Collaborate with internal departments and ownership to support tenant satisfaction and asset value. - 3 to 5 years of experience in commercial property operations, property management, facilities management, or a closely related real estate operations role.
- Strong understanding of commercial building systems, maintenance programs, vendor management, and service contract oversight.
- Experience supporting operating budgets, expense tracking, cost reduction initiatives, and capital improvement planning.
- Ability to manage multiple priorities, coordinate vendors and internal stakeholders, and follow through on operational deadlines.
- Knowledge of safety practices, regulatory compliance, building standards, and property operating procedures.
- Strong communication, leadership, problem-solving, and relationship management skills.
- Professional, service-focused approach with a commitment to tenant experience and long-term asset performance. Preferred Qualifications - Experience managing operations for commercial office, mixed-use, industrial, retail, or multi-tenant commercial properties.
- Prior experience coordinating capital improvement projects or major building repairs.
- Familiarity with property management software, work order systems, budgeting tools, or reporting platforms.
- Experience working closely with asset management, ownership groups, leasing teams, and accounting departments.
