Constructability Review Specialist - Preconstruction
CLMI Group is seeking a Constructability Review Specialist – General to support the Los Angeles Unified School District’s (LAUSD) Facilities Services Division bond construction program.
The Constructability Review Specialist – General supports the Design Manager and Owner Authorized Representative (OAR) during the preconstruction phase of LAUSD bond projects. The position performs comprehensive constructability reviews of design deliverables and pre-bid construction documents, identifying inconsistencies, ambiguities, conflicts, errors, and omissions in order to reduce Requests for Information (RFIs) and Change Orders during construction. This role is bond-eligible and strictly limited to work associated with capital construction, modernization, and infrastructure projects as defined under the LAUSD Bond Program.
Supports the Design Manager and Owner Authorized Representative during the preconstruction phase in the following efforts:
- Assist in defining and reviewing the Project Requirement Document scope of work and schedule, including interim housing requirements.
- Make value engineering recommendations at the outset of the design.
- Comment on the design professional’s deliverables, identifying inconsistencies, ambiguities, conflicts, errors, and omissions in the progress plans to reduce RFIs and Change Orders.
- Ensure documents are coordinated between design disciplines.
- Prepare comprehensive constructability reviews of pre-bid construction documents.
- Coordinate the above efforts collaboratively with the Design Manager and Owner Authorized Representative.
- Perform other duties as assigned.
Requirements
Minimum Required Qualifications
- Fifteen (15) years of full-time professional paid experience with an Architecture degree, including ten (10) years acting as a Construction Administrator and five (5) years acting as a Designer. Construction Administrator experience shall be on a public/educational facility construction project with full responsibility for supporting those projects, and projects shall have a construction value of $8M or more for a single project or a combined cumulative project value of $80M.
OR
- Fifteen (15) years of full-time paid professional experience as a Project Superintendent or Project Manager on public/educational facility construction and/or large commercial projects, with full responsibility for coordinating complex projects with a single-project construction value in excess of $30M and a combined cumulative project value of $400M.
OR
- A minimum of two (2) years of college-level coursework from a recognized college, university, or trade school, plus five (5) years of additional experience, may be substituted for the educational requirement.
Additional Qualifications
- Works quickly, efficiently, and confidently.
- Proficient in writing Requests for Clarification (RFCs), reviewing submittals, and evaluating change orders.
- Proficiency in computer programs (MS Word, MS Excel, etc.), including Bluebeam.
Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The salary range for this position is $180,000–$189,000.
