Associate Director of Facilities
- Primary Location: Los Angeles, CA
- Travel: Regular visits to Anaheim, South San Francisco, and Livermore facilities.
- Infrastructure: Manage lifecycle maintenance for HVAC, mechanical, electrical, fire suppression, and security systems.
- Project Leadership: Lead small-scale projects and coordinate large renovations, from scheduling to commissioning.
- Security & Safety: Act as the primary contact for emergencies. Manage access control, surveillance, and conduct regular fire/life safety drills.
- Operations: Utilize Building Management Systems (BMS) for performance reporting; manage utility providers and maintenance contractors.
- Financials: Develop and manage operating budgets and capital plans; procure vendor estimates and monitor inventory.
- Compliance: Ensure all sites meet local, state, and federal codes; facilitate all required inspections.
- Experience: 5+ years in facilities management, specifically within industrial/warehouse and climate-controlled environments.
- Technical: strong knowledge of workplace safety. HVAC, Journeyman, or PE license preferred.
- Agility: Ability to make quick, sound decisions in a fast-paced environment.
- Logistics: Valid driver’s license and on-call availability for emergencies.
- Physical: Ability to lift 50 lbs (150 lbs with mechanical aid) and work in varying weather conditions.

- Operations & Maintenance: Oversee maintenance for all mechanical, electrical, HVAC, fire suppression, security, and plumbing systems across five California locations. Manage dock equipment, overhead doors, and office spaces.
- Project Management: Lead small-scale facility projects and coordinate large renovations with construction teams, managing everything from scheduling and execution to commissioning.
- Emergency & Security: Serve as the primary contact for facility emergencies. Manage access control, surveillance, and fire detection systems, including escalation procedures and staff safety drills.
- Financial & Resource Management: Develop and manage operating budgets and capital plans. Oversee procurement of services/materials, track attic stock, and secure vendor proposals.
- Technical Oversight: Monitor Building Management Systems (BMS), provide performance reports, and supervise complex equipment troubleshooting and repairs.
- Compliance & Inspections: Ensure all facilities meet local, state, and federal codes. Schedule and assist with all building inspections and escort onsite contractors.
- Stakeholder Support: Coordinate facility needs for onsite events and maintain a high-standard workplace to support client requests and employee well-being.
- Communication: Act as a liaison between local and remote teams regarding all facility activities and issues.
