Commercial Retail Property Manager
Job Summary
A growing real estate and property management organization is seeking a Commercial Retail Property Manager to oversee day-to-day operations for retail shopping center properties in Costa Mesa and across Southern California. This direct hire opportunity is ideal for a detail-oriented property management professional who enjoys a blend of tenant relations, vendor coordination, financial reporting, lease administration, and field-based property oversight. This role offers the opportunity to work in a collaborative, professional environment with supportive leadership, strong teamwork, and exposure to both property management and asset management functions. The Commercial Retail Property Manager will play a key role in maintaining high-performing retail assets, supporting tenants, protecting property value, and ensuring operational, financial, and compliance standards are met. Key Responsibilities - Oversee operations, maintenance, inspections, and vendor coordination for commercial retail properties.- Serve as the primary point of contact for tenants, vendors, contractors, city officials, security, porters, and other property stakeholders.
- Read, interpret, abstract, and enforce leases, CC&Rs, critical dates, insurance requirements, rent commencements, renewals, and other lease-related obligations.
- Prepare annual budgets, NNN estimates, CAM, insurance, and real estate tax reconciliations, including tenant backup and dispute support.
- Review invoices, code accounts payable, monitor tenant ledgers, support collections, and partner with accounting on monthly property performance reports.
- Coordinate compliance tracking, inspections, certifications, certificates of insurance, vendor documentation, tenant sales reporting, and property owners association activities. Compensation and Benefits - Salary range: $70,000 to $85,000 per year.

Required Qualifications and Skills
- Manage daily operations, maintenance, inspections, vendor work, and tenant relations for commercial retail properties.- Prepare and manage property budgets, NNN estimates, CAM reconciliations, insurance reconciliations, and real estate tax reconciliations.
- Monitor lease obligations, critical dates, collections, compliance items, insurance documentation, and property reporting.
- Coordinate with accounting, asset management, vendors, contractors, legal counsel, and property stakeholders. - Minimum 3 years of experience in commercial retail property management.
- Minimum 2 years of hands-on experience with the full budget cycle and manual CAM reconciliation calculations.
- Proficiency with Microsoft Office, including Excel, Word, and Outlook.
- Ability to read, interpret, understand, abstract, and enforce commercial leases and CC&Rs.
- Strong organizational skills with excellent attention to detail and follow-through.
- Excellent written and verbal communication skills.
- Ability to remain calm during emergencies and use sound judgment, common sense, and critical thinking.
- Valid California Driver’s License and ability to travel to Southern California properties, with occasional out-of-area travel.
- Ability to climb ladders or access restrictive openings during site visits.
- Must be able to provide proof of eligibility to work in the United States.
- Must be able to provide references and pass a pre-employment background check. Preferred Qualifications - California Real Estate License.
- QuickBooks accounting software experience.
- Experience supporting asset management functions.
- Experience working with retail tenants, property owners associations, lenders, insurance representatives, and municipal contacts.
