Maintenance Supervisor

Reports to: General Manager

FLSA Status: Non-Exempt. Employees in this position are paid an hourly pay rate and are eligible to receive overtime pay for any hours worked over 40 in a work week.

Position Summary: The Maintenance Supervisor oversees the service staff and maintains a luxurious appearance of all physical aspects of the multifamily community to ensure safety, functionality, and curb appeal. This includes managing the maintenance team, coordinating repairs, preventative maintenance, unit turns, and ensuring compliance with safety and building codes. The Maintenance Supervisor plays a critical leadership role in maintaining resident satisfaction and asset preservation.

REQUIREMENTS:

  • High school diploma or equivalent
  • Live on-site at property
  • 3+ years of managerial/supervisory experience
  • 4+ years of hands-on maintenance experience
  • Computer proficiency
  • Experience working on properties with 300+ units

PREFERRED:

  • Bachelor's or associate degree or equivalent based on experience
  • CFC/EPA, CPO, HVAC certifications
  • Yardi experience

RESPONSIBILITIES:

Tasks listed are a description of the way this job is currently performed and are not an exhaustive list of all the tasks that may be required for each physical demand:

  • Establish and manage a team of qualified and trained Associates
  • Assist General Manager in hiring, inspecting, counseling, and promoting staffing levels as directed by General Manager
  • Maintain a safe working environment and educate associates on safe procedures
  • Inspect common areas to ensure they are safe, clean, and well serviced
  • Report liability hazards found in the community to General Manager
  • Schedule maintenance for apartments, pools, parking lots, building exteriors, common areas, etc.
  • Respond to all service requests in a timely manner
  • Responsible for service follow-ups, turns, and after-hour call rotation
  • Prepare and inspect apartments for move-in readiness
  • Conduct all work in compliance with OSHA and Equal Housing Opportunity
  • Monitor storing of equipment, supplies, and tools in a secure area
  • Supervise, train, and evaluate the maintenance team to ensure efficient operations
  • Schedule and oversee external contractors and vendors
  • Ensure vendors are compliant with insurance/company contract requirements, scopes of work, and permits
  • Review and approve invoices related to maintenance work and supplies
  • Address deferred maintenance and provide recommendations for capital improvements
  • Assist GM and monitor community for compliance with Fair Housing, Fair Employment, and ADA laws
  • Manage budget for equipment and supplies for maintenance and order from vendors
  • Manage and authorize overtime for non-exempt staff with GM approval
  • Computer literacy and must be able to effectively communicate both orally and in writing in English for all work-related purposes.
  • Knowledge of federal and state apartment housing laws
  • Any other tasks assigned or directed

OTHER KNOWLEDGE, SKILLS, AND ABILITIES:

  • Maintain a high-quality condition of the community, provide excellent customer service, supervise preparation of move-ins, and operate within approved budget.
  • Ability to effectively manage and lead a team of Service Associates.
  • Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours is likely.
  • Ability to be on call for emergencies and work weekends, as necessary.

LANGUAGE SKILLS:

Ability to respond to common inquiries or complaints from customers or regulatory agencies. Ability to effectively present information to Community Manager.

While performing the duties of this job, the employee is regularly required to sit, stand, walk, reach with hands and arms and stoop, kneel, crouch, or crawl. The employee may lift and/or move up to 10 pounds and sometimes move up to 25 pounds, and occasionally lift and/or move larger objects as needed. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.
