Construction Superintendent
Ultimate Staffing Services is seeking an experienced Superintendent to join a Commercial Contruction Client focused on the life sciences industry. This role involves overseeing and driving the successful delivery of life science construction projects primarily in the San Diego area.
Responsibilities:
Project Planning & Coordination
- Track, maintain, and update project-related SWPPP documentation, BMP records, stormwater compliance files, site surveys, and associated project reports to ensure records remain accurate and current.
- Assist with ongoing updates to environmental compliance plans and maintain organized project documentation throughout the lifecycle of the job.
Leadership & Communication
- Provide direction and support to subcontractors and field teams through clear written and verbal communication while serving as a liaison with owners, architects, engineers, and project consultants.
- Coordinate and facilitate project team meetings, distribute meeting summaries, and follow up to ensure assigned responsibilities and deadlines are met.
Contract Administration & Compliance
- Monitor project activities to ensure adherence to contract requirements, project specifications, and general conditions.
- Assist with negotiating subcontract agreements and purchase orders, oversee execution of vendor contracts, and help resolve subcontractor-related issues or disputes.
Project Controls & Documentation
- Utilize Procore and other project management systems to track costs, maintain documentation, and manage RFIs, submittals, inspections, safety records, change requests, and related project information.
- Verify that all required agreements, insurance certificates, and compliance documentation are completed before subcontractors or vendors begin work on-site.
- Review weekly project reports, including insurance tracking, RFI status logs, submittal registers, and material delivery schedules to support efficient project execution and workforce planning.
Quality Control & Safety
- Participate in operational and safety-focused meetings while actively promoting safe work practices across all project sites.
- Support project startup activities by evaluating site logistics, scheduling requirements, and safety expectations, including documenting subcontractor kickoff and safety orientation meetings.
- Conduct routine field observations and quality reviews to verify work is performed in accordance with project standards and specifications.
- Foster a proactive safety culture through regular toolbox talks, jobsite inspections, and compliance with OSHA regulations and company safety policies.
Travel Expectations
- Position is headquartered in the San Diego area; travel to project locations throughout Los Angeles and Orange County may be required based on business needs.
Qualifications and Requirements:
Required Experience & Qualifications
- Minimum of five years of experience in commercial construction, with significant exposure to life sciences, biotechnology, or pharmaceutical facility projects.
- A bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related discipline is preferred. Industry certifications, including those related to HCAI/OSHPD compliance and construction safety, are considered beneficial.
- Demonstrated experience serving as the lead superintendent on healthcare construction projects.
- Proven track record managing construction projects with budgets exceeding $2 million, including oversight of multiple healthcare-related projects from start to finish.
Communication & Leadership
- Strong written and verbal communication abilities with the capacity to lead meetings, deliver presentations, negotiate effectively, and maintain positive working relationships with project stakeholders.
- Ability to collaborate with owners, consultants, subcontractors, and internal teams while maintaining clear project communication.
Technical Knowledge
- Comprehensive understanding of commercial building systems and construction methods, including structural concrete, framing systems, mechanical, electrical, plumbing, and engineered building components.
- Comfortable utilizing Microsoft Office applications and industry-standard construction management software for project tracking, reporting, and documentation.
Planning & Problem Solving
- Capable of evaluating project needs, identifying challenges, and developing practical solutions to support project goals, schedules, and operational requirements.
- Strong analytical skills with the ability to make sound decisions in a fast-paced construction environment.
Financial & Risk Oversight
- Experience managing project budgets, monitoring costs, forecasting expenditures, and supporting overall financial performance throughout the construction process.
- Familiarity with construction risk management practices, including identifying potential project risks and implementing corrective or preventive measures.
Quality & Regulatory Compliance
- Commitment to maintaining high-quality construction standards and ensuring all work complies with applicable building codes, regulations, project specifications, and industry requirements.
- Experience coordinating with municipal agencies, inspectors, and regulatory authorities, including scheduling inspections and facilitating timely approvals throughout the project lifecycle.
