Description We are looking for a detail-oriented Property Administrator to oversee the daily operations of real estate properties in Hollister, California. This long-term contract position requires someone who excels at managing tenant relations, coordinating maintenance activities, and ensuring compliance with lease agreements and regulations. The ideal candidate will bring strong organizational and communication skills to effectively enhance the value of the properties and maintain positive relationships with all stakeholders. Responsibilities: - Manage tenant communications, addressing inquiries, concerns, and disputes in a timely and effective manner. - Coordinate property maintenance and repairs by liaising with contractors and vendors to ensure smooth operations. - Handle rent collection processes, including tracking payments and addressing late or missed payments. - Enforce lease agreements by monitoring compliance and addressing violations as needed. - Market vacant properties, screen prospective tenants, and negotiate lease terms to secure suitable occupants. - Prepare budgets and financial reports to provide property owners with insights into operational performance. - Ensure compliance with local, state, and federal regulations, including property codes and insurance requirements. - Maintain accurate documentation and correspondence related to leases, contracts, and tenant interactions. - Utilize accounting software systems, including JD Edwards EnterpriseOne, to manage accounts payable and other financial functions. - Collaborate with stakeholders to implement strategies that enhance the overall value and functionality of the property portfolio. Requirements - Minimum of 2 years of experience in property management or a related field. - Proficiency in accounting software systems, including JD Edwards EnterpriseOne. - Strong skills in Microsoft Excel, Outlook, and other Microsoft Office Suite applications. - Knowledge of accounts payable and general accounting functions. - Ability to manage documentation, correspondence, and insurance-related tasks efficiently. - Effective communication skills in both English and Spanish. - Strong organizational abilities to handle multiple tasks and priorities simultaneously. - Familiarity with property regulations and compliance standards.
