The Director of Maintenance Operations reports to the Vice President of Maintenance and Capital Improvements and is responsible for the efficient and successful management of the Resident Services Manager team within the organization. In addition, the Director of Maintenance Operations will work in conjunction with the Construction Department to ensure that properties are maintained to the highest standards.
RESPONSIBILITIES
The overall duties of the Director of Maintenance Operations include, but are not limited to the following:
· Manage and oversee day-to-day operations of the Resident Services Manager (RSM) team, which includes Site-Audit Pro inspections oversight and annual unit inspections oversight.
· Set training, policies, goals and objectives for the Resident Services Technicians and oversee implementation of training and measuring results. This would include both technical and administrative training.
· Establish maintenance systems, policies and procedures for the Resident Services Technicians and oversee the implementation including but not limited to a system of cost and inventory controls, computerized work order systems, and future department development for the company.
· Systematically review facility exteriors and interiors to ensure they are in good condition and in conformance with the Resident Services Department Operating Manual.
· Work directly with Regional Managers when requested regarding maintenance or capital issues.
· Continue to improve working relationships and communication with the Regional and Property Managers staff.
· Attend company sponsored events that relate to the development of the team, which from time to time may include overnight stays at locations away from the employee’s home.
· Physical needs assessment prep, year-round, include photo documentation. Working directly with RSMs to make sure we are documenting/photographing some of the high dollar capital needs for illustration purposes.
· Pre REAC inspections
SKILLS & QUALIFICATIONS
· Knowledgeable in developing and maintaining budgets, construction timelines, scopes of work, training programs and maintaining necessary records.
· Ability to work effectively with contractors, construction staff, property management staff and subordinates.
· Knowledgeable in the negotiation, structuring and construction of multi-family capital improvement projects.
· Must understand and embrace the company’s overall mission, goals and Guiding Principles.
· Experience in the management of multiple staff members.
· Experience in estimating and forecasting construction and materials costs.
· Knowledge of legal requirements for capital improvements, including permits, contracts, and insurance.
· Computer literate with proficient knowledge in Microsoft Office including Outlook, Word and Excel.
· Ability to write clearly and directly.
· Be a team player.
EXPERIENCE
· Extensive experience in construction and property rehabilitation.
· Experience in all trades from grading/earthwork all the way through finish work and landscaping.
· Experience in project management and managing sub-contractors.
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT
· Operate computer and office equipment.
· Frequent walking, bending, and lifting under 20 pounds.
· Frequent driving.
