JOB SUMMARY: The Manager of Land Acquisition is responsible for finding, acquiring and prioritizing land acquisitions for the division. The Manager will work directly with division senior leaders to scrutinize all property deals and find land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company.

Essential Duties And Responsibilitiies

  • Aggressively search for land deals to place under contract
  • Under the direction of senior leaders, negotiate contracts with sellers
  • Compile and analyze data for the development of Land Committee packages
  • Oversee the compilation of data related to specific jurisdiction, rate orders, HOA obligations, MUD taxes and reimbursement structures, permit constraints
  • Facilitate due diligence process through feasibility phase with engineers and consultants to complete preliminary development plans and costs, geotechnical and applicable environmental reports

Education/Experience/Minimum Requirements

  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required
  • Master's Degree preferred
  • 3 - 5 years proven land experience in acquisition, contract negotiation and relationship building
  • Home building or related construction/real estate industry preferred, preferably with 2+ years in the market
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively
  • Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook

Work Requirements

  • Work 8-hour days with flexibility for additional work hours when necessary
  • Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company
  • The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.

  • Ability to move about work location
  • Ability to drive/travel as needed
  • Ability to walk up and down stairs
  • Ability to observe details at close range and communicate information so others will understand
  • Ability to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio)
  • Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales)

Compensation & Benefits

  • Base Salary: The expected base salary range for this position is $100,000 - $130,000 per year depending on experience, paid semi-monthly.
  • Bonus: This position is eligible for a quarterly per deal bonus program
