Property Accountant
Position Overview
We are seeking a detail-oriented and proactive Property Accountant to join a growing commercial real estate organization. This role combines traditional property accounting responsibilities with property management support and is ideal for someone who enjoys working closely with tenants, vendors, ownership, and operations teams.
The successful candidate will have a strong background in commercial real estate, property accounting, and property operations. This individual will be responsible for financial reporting, budgeting, reconciliations, tenant administration, operating expense recoveries, and day-to-day property management support across a portfolio of commercial properties.
Key Responsibilities
Property Accounting
- Prepare monthly financial statements and supporting schedules for assigned properties.
- Manage accounts payable processing, invoice coding, approvals, and vendor payments.
- Review and reconcile general ledger accounts and bank statements.
- Assist with month-end and year-end close processes.
- Prepare annual operating budgets, forecasts, and variance analyses.
- Perform CAM reconciliations, operating expense estimates, and tenant billings.
- Monitor property cash flow, expenses, and budget performance.
- Support audit requests and provide financial reporting to ownership and management.
Property Management Support
- Serve as a point of contact for tenants, vendors, and service providers.
- Coordinate tenant move-ins, move-outs, and related documentation.
- Process and track work orders, service requests, and vendor activities.
- Review commercial leases and ensure compliance with lease provisions, insurance requirements, and tenant obligations.
- Assist with maintaining tenant files, vendor contracts, insurance certificates, and property records.
- Coordinate communication between tenants, vendors, property management, and ownership.
- Support property inspections and operational initiatives as needed.
Administrative & Operational Responsibilities
- Maintain organized property files, financial records, and reporting systems.
- Monitor insurance certificates, vendor compliance requirements, and contract renewals.
- Assist with special projects, property acquisitions, and operational reporting.
- Ensure timely response to tenant, vendor, and management inquiries.
- Support continuous improvement of property accounting and management processes.
Qualifications
Required
- 3+ years of commercial property accounting experience.
- Background supporting office, industrial, retail, or mixed-use commercial properties.
- Strong understanding of CAM reconciliations, operating expense recoveries, budgets, and property financial reporting.
- Experience processing accounts payable and managing property-level accounting functions.
- Working knowledge of commercial leases and lease administration.
- Advanced proficiency in Microsoft Excel, Outlook, and other Microsoft Office applications.
- Strong organizational skills with exceptional attention to detail.
- Excellent written and verbal communication skills.
Preferred
- Bachelor's degree in Accounting, Finance, Business Administration, or related field.
- Experience with commercial property management software such as Yardi, MRI, AppFolio, or similar systems.
- Property management accounting experience within a multi-property portfolio environment.
- Experience working directly with tenants, vendors, and ownership groups.
